Good to know

  • A buyout is usually funded by a refinance in the keeping spouse's name, and the lender reviews that spouse's own income, credit and debts.
  • Many cash-out refinances are limited to about 80% of the home's value, which is why a large buyout can call for a different plan or a sale.
  • Refinancing is how the leaving spouse comes off the loan. Without it, the leaving spouse generally stays responsible for it.
  • The split of equity is whatever the agreement or the court sets; this tool only shows the numbers.
