Escrow Timeline Calculator: Key Dates After an Accepted Offer

Enter the date your offer was accepted to see the dates for disclosures, inspection, appraisal, loan, walkthrough and closing, with a calendar file.

HOME TOOLS · OCTOBER 2026

After an offer is accepted, a clock starts. Enter the acceptance date to see every key date: disclosures, inspection, appraisal, loan, the final walkthrough and closing.

The day counts start from common California purchase contracts. Your signed contract and your escrow officer set the real dates, so change any number to match your own contract.

Commonly about 30 days; your contract sets it.
A common starting point in California contracts.

What each date means

  • Earnest money deposit. A good-faith deposit, commonly due within a few business days of acceptance.
  • Seller disclosures. The seller gives you reports and statements about the home. Read them closely; this is where questions come up.
  • Inspection, appraisal and loan contingencies. Time to check the home, confirm its value and finish your loan. Removing a contingency means you accept that part, so your agent walks you through each one.
  • Final walkthrough. A last look just before closing to confirm the home is in the agreed condition.
  • Close of escrow. Documents are recorded, funds move and you get your keys.

Dates are estimates, not legal advice. Weekends and holidays can change a deadline under a contract, so confirm each date with your agent and your escrow officer.
